Can I get a mortgage if I'm paid through CIS?

Absolutely. Many lenders accept applicants paid through the Construction Industry Scheme (CIS), and some will assess your gross CIS income rather than your taxable income, which could increase how much you're able to borrow.

How many years of accounts do I need?

Many lenders ask for two years of accounts or tax returns, but some will consider applications with just one year's trading history if your finances are strong.

Can I get a mortgage as a company director?

Yes. Depending on the lender, they may assess your salary and dividends, or even your company's net profit, which can sometimes increase your borrowing potential.

Can I use overtime, contract work or multiple income sources?

Yes. Many lenders will consider overtime, contract income and earnings from multiple sources, provided they're regular and sustainable.

What documents will I need?

This depends on how you're paid, but typically you'll need proof of ID, bank statements, tax returns or accounts, and, if you're paid through CIS, your recent CIS payslips. We'll let you know exactly what's required.

Can I get a mortgage if I’m recently self-employed?

Possibly. While two years of trading gives you the widest choice of lenders, some will consider applicants with just 12 months of self-employment.

Do I need a large deposit?

Not necessarily. Mortgages are available with deposits from as little as 5%, although a larger deposit can often unlock better interest rates.
